Dear Guest,
On behalf of the Monte Carvoeiro Owners’ Committee, I would like to welcome you to our Resort.
Monte Carvoeiro is a small, RCI Gold Crown, timeshare resort with a mix of owners, who manage the resort through an owners’ committee, as well as welcoming guests from various organisations.
The resort is managed on a day-to-day basis by Natalia Green, our Resort Manager.
The resort comprises 31 one and two-bedroom apartments, all of which have been fully refurbished with air conditioning and free fibre optic Wi-Fi.
Monte Carvoeiro Resort, whilst being close to the heart of the vibrant Carvoeiro village, is conveniently situated in a private location ensuring you a quiet holiday.
The following pages will give you some useful information on what we have to offer onsite, as well practical information when in your apartment.
Normally on Mondays, Natalia hosts a welcome meeting where additional information will be given and any questions you may have can be answered.
Please remember our aim is to help you have an enjoyable and trouble-free holiday so should you have any problems, please do not hesitate to contact reception or any of the Resort staff.

Reception
The reception is located just in front of the main Monte Carvoeiro Car Park and opposite the Mama Mia Pizzeria Restaurant. The reception is open 7 days a week with the following opening hours: -

Reception offers the following services:

Reception is also the place where any problems need to be reported. To help maintain resort standards, please ensure that you report any maintenance issues as soon as these arise during your stay and not at the end.
We have onsite maintenance assistance and will endeavour to deal with your problem promptly and efficiently.
UTILITY FEES
A utility fee is charged for guest exchangers and direct rentals as follows:
- T1 – One bedroom - €30.00 per week
- T2 – Two bedroom - €40.00 per week
Payment must be made on arrival prior to occupancy.
LATE ARRIVALS
Should you be arriving outside of reception opening hours, it will be necessary to collect your key from the key safe located by the front door of your apartment.
You will need a key code to obtain the key. You must notify Resort Solutions by either telephoning the office on +44 (01858) 431160 or email admin@resort-solutions.co.uk in advance so that we can provide you with the access code. Please note that there is no longer a security guard to give you access to your apartment outside of reception hours.
Please ensure that you go to the reception the next day to complete your check-in with passports of all guests occupying the apartment.
DEPARTURE PROCEDURE
We would remind guests that apartments must be vacated by 10:00 on the day of your departure.
If you are due to depart outside of reception opening hours, we would be grateful if you could inform reception the day before your departure so that we are aware and any outstanding amounts can be settled. On the day of your departure, kindly leave your keys on top of the console unit in the hallway and ensure you close the door behind you.
For any other queries regarding your departure, please do not hesitate to contact the reception.
We would also be most grateful if you could complete our guest feedback form that was given to you on arrival in that we can continue to improve your holiday experience.

HOUSEKEEPING & MAINTENANCE
All the apartments will be thoroughly cleaned and checked prior to your arrival.

Extra maid service can be provided for you at a cost of €15.60/ hour. Please request this at reception.
Baby cots/Highchairs/Stair gates and fold up beds are available on request and are free of charge.
Your apartment has been serviced with care but if you find any maintenance faults, broken items or if we have overlooked something please report this direct to reception.
We want you to have an enjoyable and trouble-free holiday, our aim is to repair any faults as quickly and efficiently as possible.

As Resort Manager, may I wish you a delightful stay with us at here at the Monte Carvoeiro Resort.
My office is located just opposite the main entrance to the Monte Carvoeiro Reception and I have an open door policy, do feel free to come and see me at any time, week days from 09:00 to 18:00.
The office is closed on weekends.
You are invited to join us for a drink at our weekly Monday morning Welcome Meeting – 10:00 at the Mama Mia’s Pizzeria terrace (weather permitting).
This meeting is purely informative with holiday guidance on how to make the most out of your holiday, excursions, things to do and places to visit.
In addition to reception, I am available to deal with any queries relating to your stay. In particular, please do not hesitate to contact me for any enquiries you may have on holiday ownership. I will be delighted to share with you a variety of weeks still available for sale, owner resales or any available rental weeks that may be of interest to you.
I am committed to make sure that we continue promoting this beautiful resort and location not only to existing owners, but also to new guests arriving at the resort for the first time who then have the opportunity of falling in love with the area and the resort.

SMART TV’S
All our apartments have been fitted with Smart TV’s for your convenience. To protect the integrity of your subscription accounts, we strongly recommend that before checking out of your apartment, you ensure that you have logged or signed out of any apps such as Netflix or Amazon Prime that you have used during your stay.

Please ensure that you do not leave the air conditioning switched ON when you leave the apartment.
Please ensure that while the air conditioning is switched ON you do not have any terrace doors or windows open.
SMOKING POLICY
For the consideration of our non-smoking clients, we would ask that ALL guests DO NOT SMOKE OR VAPE in the apartments. Thank you for your consideration in this matter
SECURITY
Please make sure that all doors and shutters are securely locked before you leave your apartment and that the key is not accidentally left on the front door. Be particularly careful when using the balcony/terrace as some of the sliding doors can only be opened from the inside.
For your own safety, please make use of the apartment safes located in the wardrobe of the main bedroom.
Waste & Recycling
The resort offers a variety of recycling options to enable you to dispose of your waste. Please see below where your recycling and waste can be deposited.
In your apartment, you will find recycling bins for Paper, Plastic, Glass and a general waste bin. Please help the environment by recycling your waste products.
At the rear end of the T1 apartment Block (A) – road side, you will find a recycling station for Paper/Cardboard, Plastic/Metal, Glass and also 2 Waste bins. (pictured above)
Behind the rear entrance area to the Monte Carvoeiro Restaurant Square is a further eco station for glass bottles, cardboard and general wastage.
There are also recycling bins in the pool area.
MONTE CARVOEIRO – APARTMENT RULES & REGULATIONS
Owners/Guests may not cause excessive noise from within the apartment between 23:00 and 08:00
Owners/Guests are prohibited from breaching the peace of the complex by using loud voices, singing, playing loud music or similar commotion
Owners/Guests are prohibited from using any apartment or permit the same to be used for any purpose whatsoever other than a private holiday home for 4 persons in a one bedroom and 6 person in a two bedroom apartment nor to use an apartment or permit the same to be used for any purpose from which a nuisance can arise to other owners/guests, their permitted occupiers or any other occupier of adjoining land for any illegal or immoral purposes whatsoever or for the purpose of carrying out any trade, business, profession or manufacture.
Owners/Guests are prohibited from washing/drying clothes outside of the established clothes hanging areas
Owners/Guests are prohibited from throwing rubbish, cigarette ends or any other kind of refuse from the windows or balconies
All damages and breakages within the apartments must be paid for, after notification to the reception
Owners/Guests must ensure they are familiar with the operation of all electrical appliances within the apartment, if instructions are required, please consult the user manual in the apartments
Owners/Guests must not interfere with the tuning of the television sets – the TV is already tuned in to all the channels that are available
All invoices must be paid at the reception on arrival
Owners/Guests must NOT UNDER ANY CIRCUMSTANCES remove any items of equipment from the apartment, in particular parasols or towels to the pool or beach area
The main swimming pool should not be used outside of opening hours: -
Summer (May to September) – 09:00 – 20:00
Winter (October to April) – 09:00 – 17:00
Owners/Guests should not cause any excessive noise/music around the pool area
Owners/Guests should not reserve the use of sun beds around the main pool by leaving towels on the sun beds – any such towels are liable to be removed. No sun beds to be removed from the main pool area.
Owners/Guests are not allowed to bring any kind of animal or pet into the apartment, neither should they feed any stray animals that may be near the apartments.
Under no circumstances should any crockery be used for the feeding of animals
Smoking is strictly prohibited in all the apartments. Any breach this regulation will result in a cleaning surcharge of up to £ 250.00 on departure
Wi-Fi access is provided for personal use only and users access such facilities at their own risk. The Manager and the Committee will not accept responsibility for any content accessed or downloaded through the Wi-fi facility or for the actions of users whilst using the internet service provided.
Owners/Guests are strictly FORBIDDEN to light any fires or to Barbecue in the timeshare units and their respective balconies nor those with their own fireplace fitted in.

LIFEGUARD
There is a lifeguard at the pool during the peak season – June to September. Outside of these times, guests should exercise caution and ensure that
i) they do not use the pool alone;
ii) they follow pool rules at all times;
iii) children are supervised at all times
POOL TOWELS
These are available on request at the reception and are free of charge. Please do not use the pool towels to take to the beach.
Please be planet friendly and keep your towels for the duration of your stay or change weekly.
POOL BRACELETS
Please ensure you have your bracelets with you when going to the pool area. They identify that you have the right to use the swimming pool and should be obtained from reception during your check-in procedure.

NOTE
NO PERMANENT LIFEGUARD ON DUTY
Children must be supervised by an adult at all times
It is not permitted to reserve sun beds by placing your pool towels on them, they will be removed.
Please ensure that you use the outside pool shower before entering the pool
No jumping or diving in the pool
Pool inflatables and ball games are strictly forbidden in the main pool
Swimming is not permitted at night time
No swimming with T-Shirts is allowed
Please do not use the white apartment towels at the poolside area
Nudity around the pool area is strictly forbidden
No smoking

Bars & Restaurants
Most of the Portuguese restaurants in Carvoeiro have a Traditional Cuisine Menu that includes fish, shellfish and meat.
One of the most popular and traditional dishes in the Summer are “Grilled Sardines” (usually served with boiled potatoes and salad), Portuguese Style Steak (steak with smoked ham, potatoes and a special gravy sauce), Cozido à Portuguesa (a casserole of boiled meat, beans, rice and vegetables), Feijoada (bean stew with a selection of pork meat), Arroz de Marisco (sea food rice), Cataplana de Marisco ou Carne com Ameijoas (shellfish or meat with clams cooked in a special round copper pan), Frango Assado (chicken piri-piri) and many others.
Please note these onsite restaurants are ALL independently owned and do not form part of the resort operation
MAMA MIA PIZZERIA
A great venue with a fantastic menu, pizzas, pastas and more. Both indoor and outdoor seating area. Next door is the Mama Mia Café Bar that do breakfasts and a daily lunch menu.

Very highly recommended by guests/owners. Great food and wine menu. Outside seating area and a roof top terrace for drinks with fantastic sea view.

ELLIOTT’S RESTAURANT
Family run restaurant – the food is excellent and very friendly service. Gluten free meals and vegetarian varieties on the menu.

COCKTAIL GARDEN
The “Best” Cocktails in the Algarve – Catia and Luis are great hosts and you will most certainly go back again. Feature top sports on television, quiz nights, karaoke etc.
THE SQUARE
If fine dining is your choice, then this restaurant will be a treat for you! Raquel has a most imaginative and unusual menu that will pleasantly surprise you.
In the peak season, they also offer a Brunch service – from 11:00 to 16:00
MANOEL’S
Newly opened this year and a success with their great selection of Sweet and Savoury Crepes. Roof top terrace for drinks or a music night down in the basement.
MONTE DO MAR
Becoming increasingly popular with our owners and guests, great reviews and very tasty food. Open for lunch and dinner.

OPHELIA CATAMARAN CRUISE
We invite you to join us aboard the “Ophelia” for an unforgettable experience! We depart from Portimão passing the pretty fishing village of Ferragudo and cruise at ease towards the east, to Benagil grottos and Algar Seco in which you go out in our smaller boats.
We then anchor and transport guests onto the beach for you to soak up the sun while the crew prepare a delicious BBQ for you on the beach (bread, salad, mixed grill, red/white wine, water and orange juice).

If it’s fun, excitement and adventure you are looking for … then look no further! Let us take you off the beaten track… but straight into the heart of the Algarve! Our journey takes us along winding earthen tracks to some of the most fascinating places in the Algarve. We will visit a small local distillery where the brave can sample “Medronho” – a very potent local drink and where you can see the honey being made in the age-old way.

BEST OF THE EAST – THE EASTERN TREASURES
Visit to the town of Faro and its ancient cathedral and city centre. We then proceed to Olhão – seafood capital, free time to visit the traditional markets and busy streets.
We continue to historical Tavira with its Roman bridge and castle, ending the visit in Vila Real de Sto. António.
ALGARVE À LA CARTE OR HISTORICAL ALGARVE
Our first visit is the historical town of Silves. From here we continue our ascent into the Monchique Mountains. At the village of Caldas de Monchique, sample the natural spring waters, claimed to have fantastic medicinal properties.
Then visit the highest point in the Algarve – Fóia standing at 902m above sea level. Downhill from Fóia, we will stop at a small village of Marmalete where you have time to enjoy some lunch (included).
After lunch we go straight to the Costa Vicentina – the Wild West Coast to visit some magnificent beaches. Then it's onto the “end of the world” – Cape St. Vincent (Europe’s most South Westerly point) and then the town of Sagres.
KAYAK TOUR – BENAGIL
Explore the Algarve region, where the sun always shines and the waters are crystal clear.
Visit incredible secret beaches inside the Benagil Caves on a fantastic kayak tour with a local guide.
TANDEM SKYDIVING
A tandem jump is our most popular course and the ideal way to try skydiving for the first time without any experience needed at all.
All our expert tandem instructors have thousands of skydives and you will jump using a large parachute specifically designed for two people.

The Portimão go-kart track serves as a complement to the Algarve International Motor Racing Circuit.
